In some of the responses, it seems that a PM will work the entire area. Is that so, or do you stay within a certain radius of your office?

I used to be plagued by wasps in my south facing carport. A friend told me to hang brown lunch bags up where they wanted to build. I got a package of lunch bags, opened 4-5 and inserted a sheet of lightly crumpled newspaper in each, squeezed the openings and tied them closed with a long string, and hung the bulbous bags in the areas the wasps were planning to build. They wereeffective for 2-3 years, then the explorers weren't leaving fast enough for me, so I sprayed the bags with the wasp spray. No more wasps! I do still keep wasp spray handy, just in case.

The bee keepers will come: I called a few last week. Over the phone estimates ranged in my area from $150 to $275, more if conditions called for it.

Andy, thanks. that's several things we had not considered.

As a whole person, I am the whole owner of 50% of a whole house.   Another whole person holds title to the other 50 percent of the house.  The house is in one state, each of us resides in different states (3 states total) if it makes a difference.

As owner of 50% of a house, what items should be in a contract with the other half owner to protect us both as singly and as partners planning to hire a management company and rent the house? Both owners are out of state.  One thing to consider is a now empty in-ground pool. This house was used as a rental with pool several years ago.
