This is a good reminder for me: I use a dog food sold in animal feed stores, rather than grocers. We have about 2 weeks of kibble left. I was in the area recently and consciously decided to not buy that day because (knowing better) I would be there again soon. :oops:
I'm not always able to get out easily, so do keep a supply of some things (need to add dog food to that list). But rather than going again when I can, I use it all up, then go get more.

A few questions:
What's to stop theives from B&E when that emergency occurs? Wasn't it the cops who took all the guns from registered owners after Katrina?
How does one store without a cold cellar/room?
How and where does one store feuls in hot dry climates, with neighbors only feet away?

In my experience, cockroaches are easy to get rid of. I guess depending on the numbers, you might want to have a cleanup crew come in to vacuum them up, maybe open certain areas, to vacuum.
To kill them and eliminate them, go to a hardware store, or home depot has it cheap, get a container of boric acid. Put some--a little--into lids such as yogurt lids, sour cream lids, etc, along with some dry sugar of cocoa powder and slide them under the stove, fridge, back of cupboards, etc, where kids and pets can't get to them.
Shouldn't take long before they're gone.

Noobie here, and it shows:
I just signed papers at the title company to sell a house FSBO. The buyer will be getting an inspection this coming week, and the lender will get the appraisal. I didn't expect any problems, and I have no intention of causing any.

The contract we are using is the Title Co's standard contract. There is no "time is of the essence" clause, but it says "...which shall be complied with by said parties on or before Aug 31, 2009, except as otherwise specified here in. (There are NO otherwise specified hereins")

There was a $1000 escrow payment, and it was several hours after the papers were signed the buyer called me and said the lender told them that because it is an FHA loan that it will take longer than the two weeks. They had already started their paperwork prior to the signing.

So, since this date is no longer going to work, do we need to sign another contract--an extension? Does that get done through the title company, or between us and notarized? Does it go to the title co as an addenddum?

If they refuse to sign another contract, what happens on the 31st when they can't close?
This time I will have a time is of the essence clause written in. What else should I put in? Should I give them to the end of September? They will want that, their lender told them to close as close as possible to the end of the month, but the 3 weeks to get the FHA loan done should be mid month.

I am continuing to show and advertise the property. They know it, I told her, and actually, an agent came by yesterday with clients while the buyer and I were talking. I unlocked the door and let them in. What do I need to watch out for there? Can I take back up offers? Do I need to tell the present buyers?

I have a keysafe for my doorknob, thing is, I can't get the combination in it and make it work.
I think I'm following the directions, but must not be. What's the secret to opening and closing them?

I'm selling my house fsbo. What are the downsides to taking VA & FHA mortgages?
If I don't note that in my listing, will offers using them still be made, or is that unlikely?

I'm selling my house doing FSBO. I've been strongly advised to buy a Realtor.com Showcase listing, as well as a MLS listing.
I'm still looking for a good price for those, but then, someone said that that is not the best, that Point2, is. But is that only for agents to use?

What do you folks recommend?
All suggestions re selling by owner are welcome.
