Post: no work comp insurance--deal breaker?

The agent for contractor I want to hire has sent me proof of current insurance, but I haven't yet received the info from his wc carrier. If he doesn't have wc insurance or can't provide that info though he has said he has it, is that a reason to not hire him? His other coverage is good--million dollar policy.

I've since had about 5 estimates--last one came in a few minutes ago, and I have chosen the company. Do I call the others to let them know and thank them for coming by?

The estimates at the end were relatively close: A crane will have to be used for the 40' palm, and prices to remove it went from $800 (with stump grinding) to 980. Two local companies were about $200 difference. the less expensive does stump grinding, the other doesn't.

I asked everyone for insurance and wc info, and all provided it with no problem.

Anyway, should I call the others and let them know I did not choose them or not?

I have a 40 foot tall fan palm that needs trimmed or removed. Anybody have any idea of what those will cost?
I'm sure somebody out there had a tree trimmed or removed in the past year or so. Relatively easy to get to with a lift truck, and I've had estimates of 4-5 years of growth-to 15 years. Because of the size, I want someone with insurance and wc, so not someone passing through.

It's a list of components in a home, and the life expectancy for appliances,
cabinetry and storage, concrete and masonry
etc.
there's even a price list. This was published by the national association of homebuilders in 2006. Prices probably have changed...

What unexpected bills did you get?

I am interested in finding hard money lenders to invest a few bucks with. But, before I do, what questions do I need to ask them, what information do I need, what assurances need I get, what should I expect in return?

Hi, I tried to get into a couple of group forums today, (yes, I'm a member) and all I get is a blank page. Hard Money lenders was one. Is that no longer active?

Using Zillow.com as a resource, you can find information about the structure: yr built, size, rooms, heating and cooling systems,etc, as well as sales history. (Don't rely on the "Zestimate" they are not accurate.)
You need to know if it is or not in an hoa of any kind, and if it is, what that means.
You want to know about the neighborhood. Drive by at various times of the day and the week. What maintenance needs done, are there unpermitted rooms or structures?
That's a start.

An AHS Home Warranty is a homeowner’s best defense against expensive repair and replacement bills.
An American Home Shield Home Warranty is a service contract that covers the repair or replacement of many of the most frequently occurring breakdowns of certain home system components and appliances. The service contract is a one year contract covering a multitude of systems and appliances needed for everyday life.

•No home inspection is required as a condition to purchase*
•The contract covers certain household system components and appliances regardless of age, make, or model*
•You pay a trade service fee for each occurrence, regardless of the actual cost to repair or replace the broken item(s)*

I had a few different policies over the years, and probably would not buy another. The last one I had actually was AHS. I had 3 claims in a short time on a policy I had with them for several years, and they gave me nothing but grief.
On the last one, a water leak repair at the clothes washer connection to the plumbing, the company they sent "repaired" it, but I refused to use the washer, because I didn't think the "repair" was safe to use. AHS refused to have them come out again. I called code enforcement. The man came, took photos, wrote up 3 citations on the work done, and suggested I call the plumber, and then to contact AHS about their plumber. The plumber did fix it, but he was not happy. He actually scolded me for not talking to them before calling code enforcement. The thing is, I DID, and the owner insisted it was okay. It wasn't.

One was the dishwasher which again had to be "repaired" three times. They would not replace it until the last fellow wrote up an itemized list of each part, including (he said) nuts, bolts, washers, and the prices, to make them understand repair was more costly than replacing. They finally did replace the DW, but I wish I had gotten the money, added to it, and bought one myself.
The third was the water heater which simply would not supply enough hot water. They said it heats the water. It did, but I couldn't even take a 10 minute shower. There was not enough for dishes...I finally replaced the 15 year old water heater myself and didn't renew the policy.

FWIW, , I was told by that code enforcement officer that American Home Shield gave him problems, as well as other people he knew, and apparently are/were the defendants in (various) lawsuits.
