Buying FSBO - What Precautions?

I am looking at purchasing a FSBO property from an investor (financed and not cash).

I've never purchased a property directly from a seller, and have always used an agent.

My question is, what should I be aware of when doing this method alone? Are there good "standard" Real Estate contracts that I could use (or is this different per state)? How can I determine that I have been given all the correct disclosures?

The state in question is Ohio.

I would love to get one of these under my belt and feel better about the whole process :o).. Any suggestions / concerns and advice is greatly appreciated.
