As a LISTING agent, I will tell you what I know or has been disclosed as material fact to me. And I will add the caveat that for your protection I strongly suggest you inspect the property yourself and determine which qualified professionals a buyer should use to help them determine the condition.

It is not that I am lazy or have a lack of accountability. It is that I am an real estate agent not a contractor, inspector, structural engineer etc etc. I will not be put into a position of liability or held accountable because a buyer will not perform their own due diligence.

Working as a BUYERS AGENT, I will tear the property a new one but still give you the same caveat.

Considering what has happened to independent mortgage brokers and appraisers, I can see the reasoning behind this. REALTORS are quite possibly the next trade group in real estate to be attacked.

I do not like giving money to politicians but understand why NAR wants to do it. I see what my local and state association is doing for me, and the work they do to protect the rights of the real estate buying or selling public. NAR on the other hand.......well I hear the radio commercials constantly about home ownership.

As Adrian said, if you are closing deals, $40 is nothing.

If you have a halfway decent IDX search you can and will get these phone calls.

Even though I made the font larger & bolder for the MLS required disclaimer "MLS Listing Courtesy of Listing Company Name / Listing Agent Name" larger, many consumers do not read it or ignore it.

No amount of marketing can overcome a list price that is too high. Selecting the correct price from day one is the most effective thing you can do to market a property.

Does not matter how many FB friends you have, how many twitter followers you have, how much you use social media or how good you are at it, or how good the pictures or virtual tours or videos are.

Learn the market and know what price will get the property sold. Sure everything else will help to expose the property to the maximum number of potential buyers.

But if the list price is wrong, then you will waste time, resources etc etc.

Focus on effective, not creative or innovative. A price that motivates buyers to call is the best marketing you can rely on.

Look at Open-Realty. Not a IDX provider in the traditional sense, but if set up correctly with the IDX or RETS add-on from Transparent Technology, it can be quite effective.

Any way you can make it easier for a buyer to find out more about the property is going to be better IMHO.

Still not sold on QR codes yet but they do look promising.
