Not every property has sold via the MLS or it sold so long ago that maybe the record of the sale in the MLS has "dropped off".

I think of it as combination of a social network and simple blogging platform for real estate professionals. Decent googlejuice from using it.

I would trust neither the MLS or the county assessor. Trust no source of info or what someone tells you, instead verify everything yourself.

I should have also mentioned expireds. They can be great way to find business.

Most of the addendums to the listing contract the AM/banks that I have worked with state that commission is only paid upon successful closing.
