I am not a big fan of getting emails from other agents regarding their new listing or price reduction.

While I believe it is hard to build yourself up by knocking others down, I do understand why some people take a dim view of part time agents. Not saying it is true for all part timers.

I would just let your level of professionalism show people that while you may be part time, you are 110% professional.

Not sure about the laws in Tn but in most states you will have to "hang" you license with a broker/company. 

But this means getting access to the MLS. And then you will be able to find the deals yourself plus collect commissions when you buy.

And when selling your properties, there still is nothing that beats the power of having a property in the MLS. Instead of just you trying to sell it, it means every agent in the MLS will want to sell it to get that commission. Depending on the MLS, it will probably be automatically feed to the BIG real estate websites for maximum exposure.

There are costs to having a license. But these are business expenses that you should be able to write off. How much depends on what company you are with, the MLS dues, the fees, the E&O insurance, etc etc.

You must also consider the liability of being licensed. This is the reason that some say to not get licensed.

Do a search here on Bigber Pockets because this has been asked many times by others. Lots of good pros and cons discussed in the previous conversations.

In general, I think an appraisal is more accurate than a CMA. And this is coming from a REALTOR.

When was it appraised at $163K ?

An appraisal is only good for a limited time.

It may not be a matter of you settling for a $30K discount. It may be that your home is worth less NOW than when it was appraised. OTOH, it could be worth the same or more.

As far as finding comps, you may have to go further away, and/or use homes that are not really good matches and make adjustments to compensate for the differences. 

Have the Realtors told you the addresses and specifics for the properties they are using to come up with their values? Because there is a pretty wide range of suggested list prices, I would suggest talking to more Realtors. 

Don't go with the Realtor that suggest the highest price simply because they suggested the highest price.

Don't go with the Realtor that charges the least commission simply because they charge the least commission.

Find the one that is worth what they charge and knows the area, has the comps to back up their suggested list price.

I would suggest looking at what your E&O insurance requires. Some require you only use state approved contracts.

How do we know the person that wrote the letter is actually a real estate agent?

Not saying it is or it isn't true, but not everything on the internet is true LOL

Get one of the $10 IDX websites from Zillow for now if you can (depends on your MLS). No need to spend too much now.

If you don't know what that title means, in the near future, instead of having for example yourname.com as your website's domain (name), if you are a REALTOR you will be able to get a .realtor TLD.

This mean you can have yourname.realtor as your website's domain.

Sadly, I am seeing ads from several companies that imply you can get the new .realtor TLD from them. Which is false. Instead read this
