Not sure about the legality of this in my area (not an attorney and no legal advice given or intended) BUT I know this is a violation of my MLS's rules.

Know the rules and use them to your advantage and your opponent's disadvantage.

For simple and cheap do the Zillow $10 sites with IDX. Otherwise, you need to spend money for a decent solution IMHO.

As both an agent and a smoker let me chime in with my opinion.

The agent should not have left the buyers unattended. Period.

As far as smoking outside, that should be OK except for putting the cig out on the concrete. Agent should have put out on the grass and then put the butt in their pocket to dispose of properly.

Not sure I would say the agent is a scum bag. Maybe not the sharpest knife in the drawer but probably not a scumbag IMHO.

When in doubt, disclose. And try to get the disclosure acknowledged in writing. Always CYA.

Instead of a bonus to the agent, I prefer something of value to the buyers, such as a free 1 year home warranty paid for by the seller.

I look for long DOM, especially when looking at REOs. Sometimes something goes under contract, buyer cannot get financing and then it comes back onto the market without getting much attention.

Is the foundation FHA approved? If the foundation is NOT FHA-able it may be hard for buyers to get financing.

An agents website needs a good search function for buyers. Investigate IDX/RETS providers, stay away from iframed solutions. But this is IF your MLS will allow you to have a MLS search on your site.

As with most things in life you get what you pay for when it comes to real estate websites.

1- Get a great website with indexable IDX or RETS with search engine friendly urls

2- List to Last

Here is another reason to get your license: IDX. When you build a website for your real estate business, if the local MLS will allow you to have IDX on your website, it can be great for SEO purposes when done properly. Instead of just having your properties for the search engines to crawl, they will have all the listings in the MLS to crawl. Meaning more content. But you need to have an indexable IDX with search engine friendly urls.
