Lots of fees...$275 to evict..."50% recovery fee" if they help you get back rent (they wont, so a moot point) $15 to advertise in the "paper"...who the hell reads the paper in 2019? $159 to install locks???   $25 for evicition notice??? A leasing fee of $350...I'd check a few other PM companies...most of this crap is stuff they should take care of, at no additional charge, as part of their PM duties.

I think you should sell. It's really not doing anything for you. As far as reinvest in something else, only you can answer that.

None of the cities like them because they haven't found out how to tax the hell out of them, and because the neighbors complain. more and more cities will outlaw them in the coming years.

I'm in the hood...so no granite countertops, or biometric door locks, or blah blah blah. I try to have everything in working order, clean, no roaches, no bedbugs when I prepare a unit.

I started out with eggshell...and semi gloss in the kitchens and baths. Im to the point where i paint everything in gloss. Sometimes i can wipe down and ship it, but usually i have to patch holes, so i have to paint anyway. 

I paint the kitchen and bath ceilings in ultra hyde 440 in white, and the ceilings everywhere else in white ceiling paint. Everything is painted in 'eloquent ivory' which is that light tan / almond non offenisve color everyone uses.

 Marc Just broke the internet. This sums it up. I'm in the city...Its tough...I realized the Dentist that used to own my property sold it to me because he was tired of dealing with knuckleheads. I'm blessed to be in Los Angeles County with high demand, because eventually I was able to find decent tenants that are willing to put up with the neighborhood I'm in.

I have little breakfast bars between the kitchen and living room in my rentals. As I have remodeled each unit, i put in a stone top on the breakfast bar, but leave the countertops in laminate. Its worked for me since the breakfast bar is visible as soon as you walk in the front door.

DUDE...January rent in February??? And then February rent a week later...and they've been struggling so far? Do you SERIOUSLY expect to get any money? Bro i have a 5 day grace period...Im gonna blow up their phone and email on the 6th, and by the 9th day at the latest I've given them a three day notice.

Mary is on point. Right now you are worried about getting them out, and getting new people in. Talk to the POA on a date to get the tenants stuff out, and give them their deposit back, and wish them the best. Try your hardest to find a tenant after that.

Don't buy a property in a hurry. Wait until after you are married. When you hurry things, you make mistakes. Don't act in haste and repent in leisure. Find a temporary place to live. ALSO....don't feel pressured to buy something because you think they are going to run out of deals.

I'd talk to the tenant and see if they were willing to change the agreement to allow access to the washer/dryer in exchange for some $ off the rent. If they said no, then I would find a laundramt near by, or use the laundry as an excuse to go to my mom's house.
