I've been looking in Riverside...I see multi units sitting on the market a little longer, and then taking price cuts to finally sell. The properties still don't pencil out for the rents they bring in (unless you put 50% down)...but it does appear that things are starting to shift.

Rip it up and put down click vinyl planks. You can put quarter round mouldings on the perimeter of the floor, and a "TEE" moulding at the door to the room. Your price works out to $6 a foot...thats like premium hardwood pricing.

Contact a local tow company and see if they will put up one of their signs on your property. It will say something like cars will be towed in 24, 48 72 hours, or something. Tell them to come back and get the car after that time period passes.

Sounds like it is their issue to work through, why would it affect your relationship with them? You didn't break the window.

Im my class C SoCal property tenants frequently ask for a washer/ dryer but they've never asked for a dishwasher. I have some units with, and some without, and the ones without a dishwasher don't complain and ask if I can add one. Based on my water bills, I don't think the tenants that have them, use them.

I've found that tenants that don't intend on paying rent frequently butter you up, and try to get friendly with you, OR...they start talking about capital improvements to the place...It's a tactic to make you think they care about you or the property, so that you are less inclined to start an eviction against them.

Wait till one day when you have to open a wall up, and see all the dead roaches and poop in there. You will VOMIT. Just by looking at your pictures, I can smell the "roach" smell, that unfortunately I am way too familiar with myself.

i have washers from W.A.S.H. in my triplex. They draw nicer tenants, but I make no real profit of them.
