Hey...unless your lease says something about window coverings, A bed sheet is good enough. I always put semi cheap Home Depot vertical blinds on my windows. I did it because it was like that when I bought it, but now I see I have prevented the "Dallas Cowboys" bedsheet window covering issue. I charge the tenants if they are busted when they leave, but I can usually buy new slats, and just keep the whole thing.

"somewhat worthless"? Try completely worthless. Maybe for your personal residence, but not even then...They always use the cheapest stuff they can to fix your issue, and they always leave themselves all kinds of escape clauses so they don't have to fix anything.  I'm pretty sure I see used appliance stores all over the place in the "hood". Be careful of roaches and bedbugs with used appliances, though.

They do this do prevent the parking lot being full of inoperable hoopties. Landlording is tough...tenants are always trying to get over...if you give an inch they take a yard. The management simply wants to provide adequate parking for all tenants.

Search Yelp for PM companies, and hire the best one ASAP!

You say its a B+ community, its Right before school starts, the economy is the best its been in years...and you can't find a tenant? You live in a state with real weather...once school starts, and the weather starts getting cold, you're gonna be outta luck.

The filters you mention arent free, but they aren't that expensive. I would install them, and use the opportunity to see how they were treating my property... BUT i don't supply refrigerators, and and i only have wall AC units with no filters. : )

It does sound like your PM was scamming you, and likely other owners, to produce an extra income stream for themselves. It sounds to me, like the ammounts are probably under the threshold for a lawyer to want to get involved, but most have free initial consultations. I had a terrible PM when i first bought my place. I hoped and wished things would get better, and they did, when i fired them, and hired a real PM. I'm also gonna say...even with my crappy first PM, I was calling everybody and their mother if I didn't have my rents on the 5th. With my great new PM (that found me great tenants) and direct deposit now my rent money is in my bank account by the 6th or 7th.  : ). Roll up your sleeves, and kick some PM ***.

Bro, are you cashflowing? if so, then the only reason you would want to sell is to get something bigger with the proceeds of the first place. If I wasn't trying to get something bigger i wouldn't sell. 

Hey, i lived in Detroit metro for a long time, and spago trattoria (the small place, not the restaurant) is probably my all time favorite restaurant ever...It felt really homey, and the food was good, eh?
