Washer and Dryer Access When Tenant Occupied

Hello Bigger Pockets Community, I recently rented my basement apartment to a new tenant. The only washer and dryer in the house is in the basement. I got an estimate to have a stackable unit installed upstairs in my kitchen. The estimate was $4250 and that doesn't include drywall repair or the cost of the stackable washer/dryer unit. I don't want to incur that extra cost. The current lease is 6 months and has a clause that I will not use the tenant's washer/dryer. Now I'm in a pickle with no access to the washer/dryer. What have others done when you rent your basement? I'm now realizing, I'll need regular access to the basement so the apt. can't be private. The furnace and hot water heater are located in the basement as well. The rent is $1195 and include utilities and WIFI. What do you suggest I do at this point? Thank you! Jules

I'd talk to the tenant and see if they were willing to change the agreement to allow access to the washer/dryer in exchange for some $ off the rent. If they said no, then I would find a laundramt near by, or use the laundry as an excuse to go to my mom's house.
