Hopefully you left yourself an out with the PM company. This is the best economy ever in the USA...there should be no problem renting anything...Id say get rid of them, and find someone better.  He ain't putting any real effort in it.

That's a lot of vomit to clean up for $15 a month. For me, it would be a no.

They way you describe tenants as "looking" a certain way is going to be trouble for you as a landlord. 

You are also seriously considering renting out a place with carpet with dog crap in it?

Sell the place .

You shoulda started eviction once they confirmed they weren't gonna pay. I had a plumber come out to a unit that had to remove baseboards from a bathroom for a plumbing issue...and then my tenant thought I was taking too long to replace them...so they started to get cute with late rent payments...they were evicted. YOU are in charge, not them.

You shoulda contacted a lawyer the moment you knew they were gonna be trouble. Monday at 9AM your first call will be to a lawyer so they can advise you what to do to get them out quickly.

The only question is why haven't you gotten rid of your PM already? i was in a similar situation, and i let it go on for far too long, but the biggest problem with my PM was lame screening, lame tenants and lots of evictions. Everything falls apart with bad people. I looked at yelp for PM ratings. Cut them.

I put in tile in my downstairs apt, not to over improve, but to negate flooring expenses in the future. What do you know???? I simultaneously got a better management company and my mildly improved apt with my much better screening got me a property full of 'lifers' who show no signs of moving.

I don't use cozy, but prospective tenants pay for credit and background checks.
