I change the tenant. They're adults...if their momma couldn't teach them how to act, what makes you think you can? You are going to lose your good tenant by trying to be nice to these jerks. Go over your lease again...hopefully you find some clause they violated, and you can get them out.

Trust your gut...hopefully you get some applicants with better credit scores. I am 100% no pets, 100% no smoking anywhere on my property...It makes picking a tenants easier. 

It didn't pass...it has to go to the state senate. Let me guess...a trump voter.

In my properties in the "hood" the best predictors of a good tenant have been stable job histories, and previous long term rental history. None of my tenants in my area have a credit score over 600, and all of them have SOME missed payment or other ding on their credit report.

Whenever I get people employed at municipalities like city or county workers, they have turned out to be GREAT, stable, long term tenants.

And even though you aren't supposed to say it, or rent based on family status, my married tenants have all been better than my single parents...its just a fact.

BRO....they are tenants...not family members. You needed to have started eviction on the 5th or 10th or whenever your grace period ended....their problems are not your problems. Its a business.

I care about my rent, and about my property being cared for appropriately.  However, my property is non smoking, EVERYWHERE, including outside. I judge no one, they can do what they want with their lives.

YOU' RE SCREWED. If you got drywall work after plumbing went in, the city will make you rip it down so they can inspect the plumbing.
