Lazy A. F. property manager that accepted any tenant with a pulse resulting in high tenant turnover. The solution was firing the bad pm.

You have to make sure that the deposits are included in the sales agreement...if you are working with a realtor, this is the type of detail they need to take care of to earn their comission. If you are doing it yourself, you should run it past a lawyer or something...at least the first time.

This was local in socal. My dad got them free...I got them free for awhile, then they wanted to charge, so I was like NAH...but it looks like they put their issues on line for free.

Typically the existing lease is still valid, even though the property changes hands.

Make sure the security deposits are accounted for, as well.

I have never bought a house for myself, nor a rental property near a cemetery. 

I would never buy near a cemetery, no matter how good it looked on paper.

There is absolutely no basis in fact for my aversion to property near a cemetery. 

I just dont want a daily reminder that i am going to die.

What's up my LA county fellow landlords! How many of you had a roof destroyed by all the recent rain we've been having? Here I was cringing everytime it rained, but thinking I was gonna skate through unscathed....NOPE

Last night I got the phone call from my property manager...YEAH...UM...YOU NEED A ROOF...I knew it was marginal, and  I was hoping it would make it, but NAH.

It's getting fixed today or tomorrow...Hopefully all the tenant rights advocates will praise me for my quick action!

Hell no. Start the eviction process. They are going to be a pain in your *** until you get rid of them.

"Instagram model"...thats the first red flag. I didnt read anywhere about a doctor's note saying the dog was necessary.
