A vice article came out today (shared on Facebook). You don't even have to read the article to know that landlords are evil, and we abuse our poor tenants.

In my state the technically correct way to do it is to file an eviction...the court would send them a letter to the address of the apartment, and when the tenant didnt mail in a response to the eviction order, you would win a default judgement all within about 2 or 3 weeks...but do I know people, that know people that just go in, change the locks, clean, paint, make ready and rent again? NO COMMENT.

Why would you want to "work" with someone who's mother owes you $5000....what kind of morals, and values do you think the daughter has that would be better for you than the mother?

When you do evictions in my neck of the woods, they not only put the name of the tenant i'm evicting, but also some legaleeze that means "and anybody else living there"..

Further down in your questions you said the daughter told you all this BS on the first week of the month....BRO...ITS THE THIRD WEEK OF THE MONTH!!!

Follow the lawyers advice, get rid of this family of troublemakers. You are running a business, not a charity...no feelings involved.

When i had a crappy PM company they put in a crappy 2x security deposit tenant...which came in handy when I had to evict the tenant.

PASS. HARD PASS.

They can save their sob stories for the next landlord. Why make your life more complicated than it needs to be?

This is the same thing all new landlords go through. Get rid of this tenant. You will never fix them. Do you want to worry about your money every month? It also sounds like your PM sucks. Get rid of them too. They should have done a better job getting you a tenant.

I was too nice, and had a crappy PM when I started. I got rid of the bad PM, and now i have "lifers" that are considerate and allways pay on time (I got all my June rents deposited to my account yesterday!)

No, that's what your PM is for. The last tenant I gave my number would call ME with her sob stories about late rent or maintenance issues. That's what you pay the PM for.

If you MUST have tenants with kids...get kids with two married parents....
