Like @Adilah Curry said, Facebook is a good one where you can find groups like Denver rentals or Denver rooms to rent etc. Try backpages as well.

  I am in favor of Air BnB . Anything that shakes up the market and forces people to innovate is a good idea. In this case its forcing hotels to innovate.

 Awesome job finding a deal you can house hack. One way to just add a little more cash into your pocket is to live in the 2 bedroom side and rent out the 3 bedroom side BY ROOM. you can most likely get 500 for each room and then you're bringing in 1500 on that side. This will help a lot and you're right next door to manage and see everything that's going on. I have done this with the house I live in as well as another rental that I am renting out by rooms. Also I have been trying Air BnB in one of the rooms of my house. so far its getting me around 750 a month when normally I get 500.

Good job taking initiative to post. It can seem pretty intimidating when you don't have cash or credit. Don't worry though, I started and did my first 10 flips all with other people's money. It just takes (in a very simplified explanation) reading books, listening to podcasts, networking LEARNING A LOT and then being able to convince an investor that you know enough to make a flip succeed, or even just wholesaling a property to make some quick cash until you have enough to do them on your own. hard money lenders are great in this scenario because they often will put up 90% of the deal and you just have to come up with interest payments and the 10%. Good Job taking the initiative @Chelsea Morrissette. Keep going to as many different ones you can and keep meeting people. @Connor Swalm had it right. Add value add value add value. Bigger pockets is essentially a big REIA and the more you add value here the more your name will get out as someone experienced. make that your goal. Read some good RE books (check blog posts and forum posts for which books to read) and learn as much as you can so you can answer newbie questions and add value wherever you can.

What are your goals for the next 6 months to learn REI and start taking action? The best way to learn are books, networking, and ACTION (knocking on doors, making cold calls etc)

@Hey Chris I have a deal under contract right now in Colorado Springs.
Purchase price- $208,000
Renovation-$80,000-conservative

ARV- $385,000 conservative- $410,000 possible


assuming 7% closing and commissions that's a 24% ROI in 4-6 months.

What kind of deals is your firm interested in and what partners are you looking for?
