@Account Closed definitely get as much info as you can about it and use the bigger pockets rental calculator. Try and fill in every blank on the spreadsheet and find out all the information on it. Then report back and we will help you from there.

Hey @Michelle Melchione Yeah I think @Chris Mason is right. it kind of limits your choices that 15% down is the minimum so it kind of makes your choice for you.

Hey @Christina C.

Yeah awesome job deciding early. I started flipping houses right out of college and I recommend it as well. Flipping is a lot easier to do than rentals when you're not starting out with a lot of capital. Whether you move into wholesaling and making a quick 3-5k or you find large investors and contractors and a realtor and flip it yourself for 20k its definitely do-able with not a lot of money. Let me know if you have questions on which books to read to get started or if you have any questions about flipping.

Hey @Jennifer Jaques. Good idea trying to save a few books having your own license. Definitely check out the book FLIP as well as the book Flipping houses exposed by Danny Johnson if you're interested in getting into flipping. Also check out some local REIA's to make some good connections.

Good questions @Nicholas S. I think the best advice here was from @Matt M. Get the buyer ready to buy and then find the house to buy here in Denver. Also there are some good cashflowing properties down in Colorado Springs that I come across that are close enough to you in Denver but also a completely different type of market with less competition. The 5 military bases and colleges here make it an excellent rental community.
