Great plan figuring out yours and his roles before you do this. It is very important to have those expectations and boundaries set to be the most efficient. The book the E-Myth talks about defining every single job that happens in your real estate business and putting in this case your husbands or your name next to it. Slowly over time you can hire people and replace yourselves after making systems for how to do those jobs.

@Sebastian I., I would recommend the smaller cities like other people have said. You can easily get a 15 CAP in Pueblo with okay tenants and you can also easily get a 10-12 cap in Colorado Springs with pretty good military tenants or otherwise. When do you come out here we should meet up and discuss the state and good strategies.

Job Description

Prodigy Capital Inc. is an innovative real estate investment company. We purchase, renovate and sell residential and commercial real estate. The Acquisitions department is in need of additional drivers responsible for visiting a multitude of properties on a daily basis and providing photos and/or additional property information to the home office.

Reporting directly to the Manager of the Acquisitions Department, responsibilities include:

  • Mapping out an efficient drive route for an estimated +/-20 properties per day
  • Communicating with occupants of the property to determine occupance (owner or tenant) to gather contact information
  • Gaining access to the properties in question whenever possible and assessing property condition on a high level (roof, siding, AC, general condition)
  • Taking photos which accurately portray the condition of the properties in question
  • Uploading photos to the data base, verifying basic property information, and providing an opinion of value upon request

REQUIRED QUALIFICATIONS/EXPERIENCE

  • Excellent organizational skills
  • Ability to multi-task with a high level of efficiency
  • Ability to meet tight time lines
  • Strong communication skills - ability to communicate effectively with the public and with the home office from the field
  • Computer and e-mail skills
  • Ability to take photos and upload to data base
  • Reliable vehicle and a good driving record
  • Bilingual ability is a plus
  • Capable to work independently
  • Ultimately responsible to work with other team members for maximum results
