What are the numbers you're thinking of. post an example of a base price and the market rent in that neighborhood. I have usually found that flips and rentals are all tight in new neighborhoods but would love to run the numbers with you to get proved wrong.

That's Awesome @Alberto Salcedo. How many units is it now? What were the numbers before? how much will you put into it? Was this MLS or just motivated seller.

Yeah it really does depend. I think for the most part the people who are saying it is hard to find tenants are the people that bought their house too expensive so they have a mortgage that is too high to let them cashflow at the market rent price (including vacancy, maintenance and Prop mgr). If you buy with the numbers in mind at the beginning you most likely wont have too much of a problem finding tenants.

Yeah message me and I can send you a list of a few wholesalers I know. Also google search can turn up pretty good results and you can get on peoples cash buyers list right from their website. Another place to look is the facebook page "investors network of Colorado" and ask there.

Good job taking the first steps towards financial freedom!

I have a couple flips going on here in Colorado Springs and quite a few in all stages up in Denver as well. I saw on your profile you like to Rock Climb. we should definitely get together and climb and discuss real estate haha!

Also I come across a few deals now and then that have margins that wouldn't work for me but might for you because of your desire to do the  sweat equity. Lets connect!

Yeah @Jeremy Walker the seasoning period is bank dependent not VA dependent. So there are some banks that don't have the 1 year seasoning period and you can refinance very soon after.

Are you planning on listing your house here in Colorado Springs or have you looked into lease options for it at all? I've done a few lease options here in Colorado Springs and it can definitely get you more money in the long run.

Funny how things like that end up being some of the best investment decisions you've made. I'm glad that its encouraged you to acquire more.

If you go to some of the REIA's ask to be introduced to some of the wholesalers in our area so they can star sending you properties!

Also I have a few flips going on in Denver and Colorado Springs if you wanted to learn anything about that market here in Colorado I'm your guy!
