NW Denver flip under contract, need funding partner @ around 275k

I have a 3/2 under contract in the Berkeley neighborhood of NW Denver that will be an excellent flip. Purchase price is 238k and resale is mid to high 300's. Only moderate work required - don't have a full SOW yet but am estimating 35k (mostly cosmetic).
