I am in the Air Force and stationed down in Colorado Springs at Schriever afb. I have been investing for the last two years while active duty mainly in fix and flips.

It can be difficult to do both military and active investing but it definitely is possible.

Great job getting started taking that course! and now you know how much more you don't know yet in this business. Plenty to learn at all stages. I recommend reading every book you can find on the subject and listening to bigger pockets podcasts in the car. start with ABC's of real estate investing, and then maybe millionaire real estate investor and after that a few books on flipping and lease options.

Become the expert about everything and anything real estate investing even before you have your first deal yet and people will take you more seriously. Having no knowledge and no experience wont get you much results.

Hey @Holly Baum it sounds like you are on the right track with your learning progress and goals. are you interested in getting into fix and flips or rentals?

I have experience doing both around Colorado and depending on your goals they can both get you where you want to be financially.

Keep learning before you decide what you want to do. The Investor side of real estate is a lot different than the agent side and theres no use in deciding before you have all the information. I would recommend reading the ABC's of real estate investing as well as Millionaire real estate investor to help you decide. If flipping becomes your main thing I would be more than happy to offer my advice in that arena.

I have 3 lease option rentals that I own. And one house that I live in and house hack 3 bedrooms and live for free and cashflow 300 over a 15 year mortgage.

Great gain on that house @Adam P. hindsight is 20/20 and you may be very happy with your choices 2 years from now, the alternative is that you take your cash and diversify it into rentals in other states and only buy on cashflow and not appreciation so you don't care if you lose equity in a recession. Not a bad strategy at all! You will likely have no regrets.

Just curious, you may be priced out of Northern Colorado but why go completely out of state when you may not be priced out of southern Colorado. And are you looking for something completely passive or if it were close to you would you not mind doing some work. Because I have done Seller Financing and Lease option deals here in Colorado that I got into for as low as FREE (just took over monthly payments) or 5k down or 10k down and made a crazy return on investment.

There are plenty of options to stay passive and put low to no money of your own down on the deal. Feel free to connect and I'd be happy to share more info with you.

Awesome job @Mahad Fahieh deciding to jump in.

I am also in the Air Force stationed down in Colorado Springs. I have done a few investments in Colorado Springs and Denver and have experience balancing military and real estate. Its a pretty fun balance but it definitely is possible and when you get out of the military whether in 5 or 20 years you will have enough passive income to be well off!
