If you stick with big places, you wont get hurt. Small shops tend to come and go, and/or dont knownwhat they are doing. Use the legit place with the lowest fees, and use one against the other to lower them. Title insurance is a joke. The title companies get a 80+% kickback on the insurance premium cost to you from the title insurance issuer because the premium retention after claims industry wide in title insurance is 95%!!!! In all the other major insurances its 45%!!!! Aka, nobody ever makes a claim!!! Joke!

Get it rented with a good paying tenant, rehabbed with everything the city requires being tight, and the refinance completed....then you get the congratulations. In the meantime, welcome to the jungle.

Hi, im a serious investor in baltimore, id like to think. Im actually in the process of liquidating my portfolio. Already sold a bunch, got about more places to go, including 3 duplexes and an assisted living. 

No recommendation. However, a wayne conversion burner and a guy who understands how to change the burners will accomplish your task. Google wayne conversion burner, ive done this 2 or 3 times.
