Rule of thumb?? = know what everything you want to do costs, then add everything toghether to come up with a total.

1. This is the formula for flips:  purchase price + carry costs+ rehab + selling costs = less than sales price.  If this formula isnt true, you lost money.

You need to figure out what each variable in that equation is/will be....but how??? Answer: hard work in the form of research. How do you research??  Lets look at a  variable: 1. Purchase price: this consists of what?? Agreed to price, financing costs, but what are financing costs? Title fees, loan fees, tranfer taxes, but what are those and what do they consist of???? See a pattern emerging??? 

The toughest part to fill in will be rehab costs, that involves knowing all about construction. Do you? I would spend a month straight if i knew zero studying how to construction videos, and i  think a guy on here made a book about rehab costs, buy it. He gave lots of hard earned info away for a few bucks. 

I would suggest you take on a partner initially, will help you not make a catastrophic mistake.

Population is declining for multiple reasons. Crime, crime, and crime.   Nobody wants to pay those Property taxes and comical water bills for the priveledge of getting killed /carjacked/assaulted. Hence, population decline. What remains are those comfortable with it (criminals or soon to be), beyond poor, the unemployable. On the flip side are the upper crust in limited areas, and those stupid enough to remain while having a choice because they like city life. Throw in the remaining police doing the minimum not to get fired...baltimore is a toilet due for a double flush. Want to know why the city runs like a car with square wheels? Examine the background qualifications of those in charge/working for the city. Under normal circumstances, the majority of these people are unemployable. Some cant read or spell, not exagerating. 

Will this affect you?? Hard to say. The stupid with choices will seemingly never leave and the desperate are never leaving because they believe it all to be normal and cant anyway. Rent to them and youll be fine.

1. Figure out what is bad About your place. 

2. Change it. 

Without knowing your place, i do know that duplexes are far less desirable, unless the rent accounts for it.
