@Colin Kanuch ...youre all over the place, set a goal...aka, i want to own 1 rental and have it do x. Then build your plan to achieve said goal.....so whats your goal?

you need to do it yourself. There is Zero way to know how to manage a property manager until you know how to manage a property. At least one. Its doable and will provide you the ability to fire someone if need be without having to worry who will replace them. Do the work.

P.s. many questions on that list are stupid. Many are house specific, some are proprietary information and none of your business, some are just stupid aka “do u upcharge construction?”...answer “how the hell would you know the difference if i said no?”...if u know construction you would.

@Michael Washington do it yourself. Not complicated. Go to district court, talk to the clerk, fill out and file.....however, i will stop you your tracks because:

Breach requires 1. Proof of breach. 2. 30 day notice to tenant of breach and requirement to correct before filing termination for breach.

Once u have the previous, go to court and file for a court date UNLESS BREACH HAS ENDED.

Cost 1. Not getting it rented or not for what you expect to get or having to improve the places to get the rent you expect.

Cost 2. Water.

Cost 3. Ecb fines from the leeches known as baltimore city.

You need to do the work to learn how to manage a property, if only one. Once you know how to manage a place, its tenant, the city, etc, you can manage a manager because you will know what they should and shouldn’t be doing. Snoop calls this “paying da cost, to be da boss”

Nothing up front ever. Ever. Want a signed contract? Fine. Ill even give you a couple hundred to show im real, and to make my contract valid. I buy everything so you don’t have to lay out anything, definitely. You want to be paid frequently to avoid doing too much without money? Fine. Im easy to find, so is my house. You, mr contractor, can disappear with my money and never be heard from again.....then you wont do the job??? Fine, plenty of other people want work they will get paid for. Good luck.
