Northern Virginia / Maryland Multi-Family
Hi all,
I'm new to the real estate investing game, but am taking time to research different areas where I'm looking to start investing and am interested in the Northern Virginia/Maryland area for properties that will be used as rentals.
Does anyone in the area have experience with what locations are worth investing in and the investment landscape there?

The DC area has the lowest number of multifamily properties that exist in any major metro area. To put it in perspective, in 2017 there were 218 that sold, and so far this year we are sitting at about 150. That is out of over 100,000 home sales per year.
Incredibly high demand with incredibly low supply, a supply that is actually shrinking due to condo conversions, makes this one of the most competitive aspects of an already competitive real estate market.
