Bought my first investment property from a bank 3 bed 2 bath, know the hard work start needs a full renovation and I’m adding a bedroom then find a renter and look for my next property.

I bought this with a hard money loan and I'm planning on doing a BRRRR but when I spoke to my loan officer he said I need to have it for 6 months before I can do a cashout refi. Does anyone have any tips or ways around the wait time?
