Flipping is shortsighted. Even the best "flipper" is only as good as their last deal. Awfully crowded these days and new people are entering, overpaying for things, and ruining the deals. Buy rentals, then buy some more. Make sure they are rock solid in every way, rented, then repeat.....or steal the million and piss it away on drugs and hookers. Whatever youre most comfortable with.

your estimates are wrong on multiple levels. 1. What do these numbers consist of? Do you know? 2. What are you buying? Would you know the difference? How? 3. What does your house need? How would you know? 4. What should things cost? How do you know that? 5. How do you know what your contractor/s are telling you is true? How do you know they did everything correctly? 

You are driving blind in a car that is blind on a street that is blind. Hire someone to teach you what to do and how to do it. Arrange compensation to a degree to reflect profitability.

In general, copying off those already successful is a good idea.

Mind your own business, the tenants circumstances have nothing to do with you, And dont offer her anything. That offer will be used against you. These arent your friends. Act like you know nothing about it. Do the repairs, take pictures, leave.
