Well one of the problems is that this community has quite a few forclosures and thats whats messing us up.

This is one of my flips. But we just cant get it to sell. This house is completely remodeled very nice, quiet upscale area. We had lots of showings and some offers. We got a top rated realator also. It just wont sell. Summers begging to end so im sure were gonna have less people looking at it. What can we do to make this home sell? The feedback were getting is the pool is to small, theres not enough bathrooms and the masterbedroom is upstairs. Which really arent things we can fix. Tell me what we can do. Im in the process of deducting security deposit from my tenant that just moved out. I usually hand write the letter but i want to start using a template that looks more profesinal than a handwritten letter. I live in florida. Im looking for a simple letter nothing to complicated. Does anyone have any recomendations on where to find a good letter template? I was looking at legal zoom but you have to pay for their forms.

Im looking for a check scanner for my rent checks. I was looking at rent manager check scanner. Are they a good option? Whats your advice?

My rental property has a large storm water drain and pipe going through my property from the road to the back yard. We had lots of heavy rain and flooding and the tenant called me and said there's sinkholes in the yard. It turns out the storm water drain is leaking and eroding away the dirt. I called the county and they won't be able to get out here for awhile because they are backed up. There is a drainage easment in my property. Who will be responsible for the repair and will the county make the repair? There also is a large tree uprooting the storm drain and is in the easment. Can the county cut down that tree to prevent it from ruining the storm drain further? I was gonna cut down the tree anyway but I thought since it was in the easment it was there tree?

If the drain line is clogged you can fix it yourself to save money. You just need a shop vac and suck out everything in the pipe and should be fixed.

has any one heard of net worth reality? They supposiably find good deals for investors.

On my street I own two duplexes and another landlord ownes the other two duplex on the street. He is a absolute slum lord and has the worst tenants imagined. His tenents have piles of junk, trash, rvs, boats, dog pooping all over my lawns, etc... This is affecting me getting my units rented. The duplexes are in complete disrepair. I contacted code enforcement many times it only provides a tempoary solution. Is there any think else i could do? What is your experience on this?

I'm assuming the asking price is to much. Lower the price and see what happens.

Do you trust a realators comps? Are they better at getting accurate comps than I could?
