usually when there's mold in my rentals and it's not something to be worried about like next to the shower. I usually put some bleach in a bottle then spray it on and shop vac everything away. Problem solved

I'm looking for a good online service where I can have tenants submit mainance requests, also have a way to pre qualify them so I don't have to talk to a bunch of people and ask the same questions to 50 people is there a way to have a link on my listing that they go to if interested and fill out basic questions? Also I was looking for maybe something that can keep track of rent checks I recieve with a check scanner that deposits the checks? Is there any thing like this that would work? I have 35 rentals

I been investing in sfh for 10 years. Im ready to explore multfamily. Theres just so much information i dont know where to start. I want to start off buying a 25-40 unit place. How did you seasoned investors start your journey into multifamily? Whats your recomendations for books, podcasts, videos, courses, etc... And if i started learning as much as i can would it be relistic to start investing in 6 months to a year? Any advice is appricated!

How do you find multifamily deals 5-40 units? Theres very limited inventory here in the tampa bay market. Also how would i get on the brokers buyers list where all the good deals are sold? Does anyone know any wholesalers in the area? Who else would you suggest i contact? Thankyou

One of my homes has a power line going directly from the street pole to the house and yesterday the tenant informed me that one of the trees looked dead and could blow onto the power line going through my yard. The thing is that the tree is in my yard not in the right of way. Who would be responsiable for removing the tree? Any experience?

@Joel Owens @Jason Mak the hotel is professionally managed. And also it's right near the new amusement park Lego land so I'm sure there won't be a problem with occupancy.

I was looking at the hospitality indistry today. A holiday inn express in a good vacation area makes about a $1,000,000 after debt service. Any you can get the place for $10-12 million. Is anyone involved in the hospitality indristry that can offer some insight? How does this hold up to multifamily?

Thanks for the advice everyone. I am going to lower teh price 10k and see what happens. Ill look into staging also.
