I am going to be acquiring a 16 bed 8 room ALF facility through foreclosure. It has I believe 4 baths and a kitchen and living room. I have no clue what to do with it. Because I'm not sure if anyone will want to buy a 8 bedroom building.

@Bill Neves wow thanks for all the info. One question though what happens if the resident doesent pay the lot rent or abandens the place what happen then? Do you evict them out of their house? And then you take possession of the home and can rent it or sell it? This is my only confusion.

what is the difference between a Mobile home park and rv park? The rv parks I'm looking at seem to have a much better noi than the mobiles. How do the rv parks work do the rv stay in the park?

I have never put in washer/dryers in my flips mostly because people like to bring there own or there's a specific set they plan on getting. Sometimes if there's existing washer/dryers I leave them if they are in good shape. I really don't think a washer/dryer adds much value.

I have a situation at my duplex where the tenant next door is harassing the other tenant. This all started a year ago. But has escalated severely as much as the one tenant is now harassing the neighboring tenant by doing all sorts of things to her. So basically this tenant was originally in section 8 when they moved in but 2 years ago they have opted off section 8 program. So now they have been living there for 2 years without section 8 and pay rent every month no problem. I have no lease with them so there on a month to month verbal lease. So I am getting tired of being bothered about this. So I was gonna draft a 7 day breach of verbal lease letter and mail it to them. Is this the right course of action? What should I put in the letter? Is there any letters already made that I could use? Any body have experience with this situation? Thank you

in my multifamily searches I have found a 24 unit going up on auction.com. They were built in 2010. Starting bid is 300k. Located in c class area. The units are all 3 bedroom. Im not exactly interested in buying this but will use this as a learning experience. So where would you start with the evulation? I inquired to the agent about the offering medourm. Whats the next step to determine the value and to tell whether it's a good deal or not?

I own two duplexes on the end of the private street the first two duplexes are owned by a slumlord so he does nothing. The asphalt road is very old and is about ready for resurfacing. I can never get ahold of the other landlord when ever I do he's not intested in talking to me.  So how do I go about having the road resurfaced. I will pay half and he will pay half. Is there a way to force him? There's massive potholes on his part that I have already paid to have fixed because it's ruining my tenants cars. The street is mostly gravel cause it all broke away. So I somehow have to get him to pay half. How do I do this? The street connects to a city street. Thank you

Update: I have called the sheriff dept an they said not much can be done but can fill out report but i have to meet them at the house, I finally got ahold of trulia through email because none of there phone numbers worked. They have took down all his listings. I acted like i am intrested in the house he emailed back a apllication and some long sob story. He asked me to wire deposit throught western union can i report this to western union? and maybe they can prevent him from doing this again by shutting down his account?
