Ok I got three different sellers looking to sell their properties all three are vacant. Two of the properties ARV's are around 200 to 210 (thousand ) and the third is about 75 to 80 (thousand). And all three are asking Farley close to market value. All three are move in ready no repairs needed. should my exit strategy be geared towards landlords? And would trying to wholesale these deals be feasible. Any advice would be appreciative. Thanks in advance.

Ok so I was just contacted by a potential private lender who has money both in a 401k and a route IRA

And wants to get with me to invest in real estate.  So my question is how would I set up a partnership with him? And how would I be able to maneuver the funds without him being hit with heavy taxes? Any input  is appreciated.

Was just curious if sending a offer via text message ok or should I send a email ( this is a off market deal from a motivated seller who owns  the property  free and clear )

This may help you. These are some of the questions I ask to get the information needed  to determine if I want to go ahead and schedule an appointment. 

1. What is the reason for selling?

2. What is the asking price?

3.how long has the property been vacant? 

4.what do they think  the current market value is on the property?

5. Do they own the house free and clear? 

6.If not how much do they owe and are they current  or in the rear?

7. What is the lowest  amount they would take for the property?

8. How soon are they looking to sell.

That's kinda what I ask you could add or take away however you fill but for me those questions give me enough  information to let me know if I want to make a appointment  or not and it starts the negotiations. I'm willing to bet that the asking price and the lest amount they would take will be different. Hope  this helps. Wish you great success in your business and have a every blessed day.

you my want to start by driving for dollars. Looking for  destressed and vacant properties and start  marketing to those types of properties normally you can get these types of properties at a really good price way under market value as a wholesaler that is exactly what you want hope this helps

I live in south Louisiana
