Post: wholesaling tax delinquent property

my question is. If a property didn't sale at the tax auction  and went to adjudication  could I buy the property from the owner or do I have to wait for the state  to auction it again  to try and buy?

I would say just mix it up a little.  A typed professional letter exsplanding who you are and how you could help them in their time of need. Followed by post cards. The important thing is to stay in front them. They may not be motivated  now but when they do become motivated you want to be the one in front of them. Keep pushing  don't give up it and it will pay off. May you have much success in your business.

I have a seller just contacted me a bout her property she wants to sell but has a tenant in it. She is worried  what will happen to the tenant if she sells or should she just wait for the lease to ends before selling. I told her if we could come  up with a agreement  where the numbers work that she won't have to worry about the tenant that they would be taken cared of . How would I structure the deal with a end buyer to keep my word with the seller

I live in a very small area a typical house may sit on the market for many months I've  even seen some sit a year but there are properties  being rented every day so my question is how would I go about getting comps

Ok I got this seller he has a 2bed/1bath 1064 sqft. House he paid $45,000 in 1996 he is now asking $64,500 or he is willing to do a lease purchase with $20,000 down, $500 a month, for 10 Years. The ARV is about $75,000 to $80,000 and no to light repairs. Just looking at those numbers do you think I may have a deal? The asking numbers are still negotiable. I just inquired about the property and that's the numbers he gave me. I did tell him I would have to walk through the property before making a offer (for my exist strategy I was thinking wholesaling or sandwich lease option) any input would be helpful thanks in advance.
