Hello: everyone

 Just ran across this discussion I'm also from south Louisiana ( St.mary Parish) I'm having problems with getting a contract and a real estate attorney that is familiar with the wholesaling process. I have a deal in the making all i need to do is put it under contract. Can anyone refer me to a attorney that is familiar with wholesaling and where i could find a Louisiana purchase agreement contract for wholesaling in Louisiana? thanks in advance for any help.

Maybe you could put your name on the assignment contract with the other wholesaler that way everything is spelled out. Who gets what and the title company / attorney can wright out checks according to the contract. Hope this helps you and may you be blessed in everything you set out to do.

I've been doing direct mailing and I got a call from a guy with a triplex he says it nets him 43k a year. And he also has a duplex behind that and two empty lots that he wants to let go as a package deal. I then asked what was his asking price and his reply was make me a offer that will make me want to sell and call him back when I have a offer.what should I do? or what can I do with this? Thanks in advance for any input.

Here's  another question I know that the city send out some mail to property owners would that be public records to if so what is the proper term for those letters? The reason for me asking is I'm  trying  to get in touch with the owners before the tax sell. My plan is to try and catch them around the second letter.

If the seller agrees  to offer do I send a purchase and sales agreement  or do I send some other type of document to lock in the agreement  and have the purchase and sales agreement signed at a later date.
