Once I get a property under contract can I get an appraisal on the property or do I have to wait until I close on it?

I would say start by generating leads. You need leads to get a deal. You need to build or buy a mailing list. To get in front of your target audience and build momentum. Start telling  people what you do or trying to do. The more you put yourself out there. The better the odds of getting a deal. If you are truly serious about  winning. Get to the real estate  island and burn the boat. Force yourself to survive. Hopefully this can help in some way and someone  with a lil more experience can give more details.

Ok if I'm at the court house looking at public records  for delanquent tax properties what information  would I be looking for? Or is there  some other place I should be looking. Trying to build a mailing list doing the work myself. Also open to any other mailing niche where I can do my own work in creating the list. I did driving for dollars an my response rate  has been  pretty good for me.I just want to keep building on the momentum if that doesn't sound crazy. Thanks in advance  for any input.

Ok so I hope I'm  asking this question correctly,but wanted to know on a hard money loan the points is that apart of the monthly payment or is that the monthly  payment? Also how soon after closing with a hard money loan can I refinance?

All three are older and looking to cash out right now. one even told me that they may not have much longer to live. I really would like to help them. Maybe I would have to challenge myself  to come up with a way to help them

Thanks guys for the information looking at it that away it would be really hard to get rent at 1% So I guess this would be one of those times I would have to thank them and walk away  do to the numbers.
