What to do with these leads

Ok I got three different sellers looking to sell their properties all three are vacant. Two of the properties ARV's are around 200 to 210 (thousand ) and the third is about 75 to 80 (thousand). And all three are asking Farley close to market value. All three are move in ready no repairs needed. should my exit strategy be geared towards landlords? And would trying to wholesale these deals be feasible. Any advice would be appreciative. Thanks in advance.

@Harry D Johnson, please be aware that landlords/investors will be looking for BETTER value from you than they can find any day of the week on the MLS.

If you want to wholesale, your buyers will want you to show them value that they can't easily find themselves. That usually means: offering them property at a significant, provable REAL discount. Having properties under Contract at "close to market value" won't accomplish that, will it?

Sometimes you should just say goodbye to (so-called) leads...
