Ok say I get a property  under contract.Then I find someone to purchase the contract. Would I have access to  the property  to show the end buyer or do I have to let the seller  show him the property? And how do I stay in control of the situation without things getting weird. Forgive me if my terminology isn't correct. Any input on this would be greatly appreciated. Thanks in advance.

Thanks everyone for the input. Really appreciate it. I was able to build a list of delanquent tax properties. Should I market  to the owner of the properties or just go through the parish or sheriff sale.

I do know there is a three-year redemption period here in Louisiana

mybe I used the wrong  terminology I believe it would apprise at 210k. It was off market I found it while driving for dollars. The reason I offered  90k because  the market it's  in is a little weird. It is the best house in a not so attractive neighborhood.

Hello BP need some help. I just made my first offer  on a property it didn't  go like I really was expecting,but it help me get over the hurdle of making  a offer so I'm good with that. Ok so my question is what should I do now with that offer? Should I wait him out until he comes down some more or go closer to his asking price  (houses in this market can sit up to a year or so before selling). Based on the info below what should my next step be.

ARV: 210

Asking:155k

Offered: 90k

He told me to go to hell,but he'll take 150k (Lol I think there's still hope)

The property is a 5bed/3bath move in ready house beautiful. 2,818 living space. 

My exit strategy would be brrr, lease option,wholesale.

Hello I'm trying to put together a business plan. I'm  focusing on the wholesaling niche to aquire deals. Such as marketing and things of that nature,  but want to be able to utilize wholesaling, fix and fip, and rental as my exit strategy. Please  don't  laugh to hard but I need help putting that on paper so it would make sense to a bank or a potential investor. Thanks in advance for any input.

I look for boarded up windows & doors, over grown yards, properties that just looks like nobody cares about you can also look for the worst house  in the best neighborhood. Hope this helps
