There are many good educators in this space. Some have different ways of doing things. The main point is getting educated, surround yourself with like-minded people and people you can learn from. BUT at the end of the day, it comes down to taking MASSIVE ACTION., which both of you do! 

@Thomas Ingrao. Explain to the agent why you see the value much lower, but don't overwhelm them with numbers.

i always ask the agent if he is comfortable presenting the offer, no points not asking because if he/ she control the deal and will not have your back, you will not have a chance anyway.

We see many inexperienced buyers or out-of-state buyers paying too much, not knowing the ARV or the market.

It is very much about mindset, if you have the right mindset and education you can truly make it happen.

Another key element is surrounding yourself with like-minded people, experience investors that you can learn from.

I'm also a great believer in accountability, it is VERY important for achieving any goal you have!

It is one thing to write your goals down, BUT if you are not taking the necessary steps, daily, towards achieving your goals you will not get there. or it would take you twice as long.

@Natasha Hardy you need to contact a local KC mortgage broker and contact few community banks. 

There is a better likelihood that they will work with you than your husband unless you can keep the LTV to 60%.

They may want you to take the loan out, but have him guaranty too. It's fairly complicated to start with, but easy once you did your first one. 

@Nicole (Dunlap) Pendergrass you are going from strength to strength and have been taking action, following your action plan, and Making It Happen. That's why you are successful. 

Having a plan is one thing, executing it and been persistent while staying focus is another, and Accountability is a huge part of it!!!
