@Andrew Robert Kearney I would use a local PM and have a local bank account with Community Bank.

The reason is to build relationships with local community banks so you can grow your portfolio.

If you have your Friend as manager (not recommended, cant scale, and could be a trust issue), then he may need to hold money back for reserves to pay for R&M.

I use Wise all the time. It's fantastic for transferring money overseas, much cheaper.

@Gloria Wang, search for Reed Goossens. He is an Ausi based in LA with a great podcast and book about investing in the US.

I'm base in NZ and have been investing in the US for 5 years, but been in RE for nearly 20 years.

They are few moving parts to consider. One of them is how do you want to invest, actively or passively?

If you can't borrow money in the US, then investing passively or doing a JV may be a good start.

First, I would suggest is to get yourself educated. You are at the right place!

In AR and the Little Rock area, we do Termite Policy and sometimes Pest service if required for Roached, etc.

I recommend you take on a Termite Policy, and they come to inspect yearly and treat if needed.

@Scott Wilson Little Rock is a good area where the price to rent ratio makes more sense.

In saying that, as of late, so many investors from the East and West came in, so Cap rates compressed, and returns are lowered.

The CA investors, for example, come and pay 20%-30% more than what a local investor is accustomed to.

This is the sign of the times when money is cheap, Yields are shrinking, and everyone chases Yields.

Until the bubble burst...!

If there is one thing I wish I have done earlier is to find a great mentor. Luckily I pulled the plunge and joined Jake and @Gino Barbaro and the Wheelbarrow Profits community back in 2017. That was a life-changing move!! 

In my experience, there is a limit for how much momentum you can pick by going it alone. 

As one of my good friends J Bird likes to say, you "Pay to Play or Play to Serve"

the seller ended up exiting the program prior to the sale, so the restrictions were off the table.

you need to find a specialist in that specific market.

Hey @Chase Coley. Good GC is hard to come by... 

Most Investors use the Subcontractors method, using subcontractors to do the job!

You have done everything possible. Let's hope for the best. 

As mentioned, if you want to rehab property, you have to sub it to get good pricing.

there is no silver bullet, and it cost what it cost. - Do not overpay for the property, and you should be alright to afford the tradies!
