Make sure you know your target market and the demand for MTR. 

And don't overpay for the property because you think you can get higher rents with MTR.

Work your numbers as if it would be long-term renters.

 Whats MTR? 

Please make sure you vet your partner properly, I wouldn't recommend doing a joint venture or partnership with someone you don't really know.

I'm still new, and trying to find partners to help me with up front capital so I can do this, so joined BP for support there. Your journey is an inspiration and helps me believe I can do this.

You can start small or start larger; I recommend 3-10 units. You want to ensure you get your feet wet on a smaller scale if you do it on your own or find a good partner to "hold your hand" in the first deal. Yosef is a great guy with a lot of experience, so a Zoom call with him is well worth it. Make sure you understand how to analyze the deal properly and understand the upside and the  Market. Solid Due Diligence is very important.

@Ashley Wilson. I agree each market cycle is different, Regarding 7oklock, it is a general phase that we have seen over the last 20 years, which is a good buying time. 

Investors can make money in any phase of the real estate cycle But just need to know which strategies to apply in the different phases.

The optimum time to buy real estate is in the early recovery stage, say 7 o'clock.

For example, the properties I purchased between 2012 and 2014 almost doubled in 2017.

At this point, I believe we are very near the bottom of the market; it is a great time to buy Multifamily Apartments as there is less competition. The Crexi Data about recovery or cycle stages in Little Rock wasn't accurate. I'm active in the market and can say that the market, in general, has been a "Steady as she goes" market in the last 8 years.

I agree with you 100% that NOW is the best time to suck in and start buying. ✌🏼
