@Brian Ellwood it really depend on the location in Little Rock, what are you offering and at what price. 

My latest deal is 45 units and we are at 2% vacancy. but we renovated the units and offer them at reasonable price. offer great value to the residents.

There are few operators, some are better then others... If you listen to a a lot if Podcasts and Multifamily Syndication shows you will have plenty to choose from. just make sure you vet them right!!

what are you specializing in? SFR, MFR, Leasing commercial ?

@Jennifer Schelkopf i take it that you are referring to SFR?

Typically its a combination of sqf and Comparable sales.

With commercial is more of an income approach.
