@Jeff Campbell  I'm not sure that I understand your question, what are the questions?

Yes, both Credit unions and Community banks (i guess that's what you call hometown bank?) are great.

Credit unions regulated a bit different and often can be more flexible on terms.

I can refer you to AR Federal credit union in Little Rock, I just did a refinance with them, and Bancorp south, also Centennial is good value.

I like using community banks for local deals that require work, ie. construction loans or value-add properties with heavy liftings like vacancies, etc.

It depends on what you are looking for SLC is doing great and it's landlocked.

It's also doing relatively good right now. If it doesn't matter I would go for that...

Not if you leverage and using 3rd party management on residential real estate.

I'm not saying it 100% because there is always a way to increase income over time, but it wouldn't be easy.

sounds like you are after a near 10% net income. or COC return on capital.

@Jeff Campbell then the thing with insurance, is that wants you to make a claim and if it's decline you are on the "watch list".

You need to talk to an insurance broker, don't work direct... they know who would do what.

it may cost you more... bt hey, if the deal is good it "should be alright!"

@Sandy Sawyer . There are no cones unless you choose the wrong Mentor!

A good mentor would shorten your timeline to success.

The key is to remember that a teacher can open the door, but the student needs to walk through it! If you are not going to be prepared to make it happen, it won't happen.

I also think that having a coaching program that has an accountability aspect and networking component is crucial.
