Apartment Investment Training and Mentor Suggestions?

Hi BP Family! Does anyone have a suggestions for some GREAT training or mentor for Commercial Real Estate, specifically apartment buildings. There is a 1031 exchange involved in this transaction going from upgrading from a small apartment complex to an updgraded apartment in the 4M to 6M range. I would like this to be someone you have worked with directly or know of that is a proven all star in the industry. If you have worked with their program or the mentor, please let me know what you liked about their program or mentor style.

Does anyone know if the paid training can be written off as a business expense? Can our existing trust write off the training, flights, and hotel expenses if it was in person or just the training if it was virtual?

Jake and Gino, Think Multifamily, Rod Khleif, John Casmon, Michael Blank, Joe Fairless all have programs (along with many others). I know people that are a part of all of these programs that have given positive feedback. I think the best approach is to explore all of these programs (and possibly others) and find the one that fits your needs and personality the best. Some have more 1 on 1 coaching, some have better educational modules...etc. It really comes down to what you want. Message me if you'd like to talk specifics about any of the programs. Good luck!

Thanks for the shoutout @Nicole (Dunlap) Pendergrass and @Bailey Kramer .There are many good educators in this space. Some have different ways of doing things. The main point is getting educated, surround yourself with like-minded people and people you can learn from. BUT at the end of the day, it comes down to taking MASSIVE ACTION., which both of you do!

Wow! Larry, Nicole, Andrew, and Bailey you delivered! A million thanks. Thank you for sharing with me on who are your favorites and why their programs are great. For those of you that offered, I will be contacting you with individual questions about your program or mentor recommendation. I am in a situation where for whatever program I am in, I have to be able to access the program content quickly. It cannot a program where you receive one module per week over a 6 week period of time or something of that nature. Due to some unexpected reasons, the trust I am involved with had to sell the 1031 property quickly, it closes on Jan 25 and we have to identify a small apartment complex to upgrade to. Due to that, I need a program where I can access the content and have the mentor, their coaches, or other investors that are in the program to give us guidance through the process. If we had more time to prepare for this sale, then we would have done things differently and dived in ahead of time to educate ourselves with a mulit family program. I appreciate all of your suggestions, feedback, and your willingness to serve this community. I am so grateful. A million thanks to you all. God Bless!

@Tina Thornton I'm working with @Todd Dexheimer as part of his Mastermind program and it's been great. I chose his program vs. some of the other names as mentioned above for a few reasons:1) Much more frequent 1:1 time with the 'main' name to help craft my planning and actions2) Potential partnerships with Todd or the other Masterminds3) His style is a bit more laid back which suits my own style as well4) I love to learn on my own and was already heavily motivated - didn't need the formality / overly structured training classes that I would have paid for with some of the othersHope this helps!

I'm part of Jake and Gino's program and the MIH (make it happen) Mastermind (run by Gino's brother and another Jake and Gino member - both crazy experienced, but mastermind is NOT a part of J&G it's a separate entity). Both have education included, both have private Facebook groups so you can network with other members, someone is always working on a deal or has capital deploy so people work together all the time. The attitude of people in both groups is always about giving value first, don't know how they curate such a great group of people across the board. You would be well served in either group!Differences:Education: J&G educational content is more robust, MIH is building thiers up but they are also newer, I believe they started about 1-1.5 yrs ago.Networking: J&G helps create account ability pods for members that want to be in one, and you can also network with whoever you want to in the group. But it is really up to you to reach out and do the work of connecting, even at thier live events (which have been spotty bc of covid, but they still have some planned for this year - Manage Right bootcamp, Money Mixer, etc). J&G also gives you a Deal Expert Coach who you can schedule calls with and email with questions on deala. MIH is like forced networking, constant communication and very individualized attention from the guys who run it (Marco and Hadar). Personally I needed this extra layer of attention and constant communication - we have a Facebook messenger group with everyone in the Mastermind (about 40 people now and growing) and we're always messaging back and forth about so many different topics - if you ever have questions or need help with something you could just put it in a group or message Marco and Hadar individually they're always available to help. The setup is the mastermind is broken down into smaller subgroups of five to seven people who have calls once per month on a progressive educational topic for a year. But like I said you have access to the entire Mastermind through the messenger group and you are a permanent member of the mastermind even after the year is over. there's really so much more I can say but if you want to talk more on the phone just message me and we can connect!

I suggest looking into Michael Blank’s program. Focused on multi family and has a guarantee with it.
