Hey @Jay Fayz, I like that you want to take action on getting started! Like @Derek Brickley said, you would need to get someone who does have a W2 (maybe your parents?) to get a loan. You could also try to find a seller who wants to do seller financing and take a risk on you, which would be challenging to find. OR potentially a lease to own option.

Hey All, I have a friend who needs help with rehabbing a property in Curtis Park Historic District in Denver. She's been stuck with the city process and wanted some advice about how to get her plans approved. Anyone have experience or know anyone I could talk to about getting work done in that area?

@Jonathan Sanchez, I use pricelabs and it kept me above 90% occupancy in unincorporated Adams county. 

You can tinker with all sort of pricing strategies on the platform, but the key is figuring out your base price, which they help with as well.

Go for the house hack. If rates drop, more buyers will come to the market and you can refinance to lower your monthly payment. Your cash on cash return is much higher with a house hack and paying a less than you rent.
