@Jarrett Fogelman, Welcome to Denver! Here at the FI Team we are investor-friendly agents and we have a property management team. Our PM team focuses on co-living or rent-by-the-room rentals. Would be happy to talk you through how we do things on both sides.

@Guang Yang - Congrats on your first purchase! It's exciting and can be overwhelming at the same time! Like most people have noted, Costco and Amazon are the best places to go. Here in Denver we actually have a restaurant depo where you can get papertowels, utensils, etc. in bulk. But not sure what there is in your area.

Reach out if you need any help setting it up!

@Ben Callahan, you could find a partner who is looking to buy a similar property, be a co-signer to your partner, and have that person live in it and be a primary resident.

Hey @Derick Jennings, welcome to BP! It depends on what your goals are to what works. Cash flow is tough in Denver if that’s where you’re looking. It’s possible but you have to be creative. Let’s chat sometime soon!

Hey All, I saw this post recently about Home Builder Inventory being high, showing signs of a recession coming. Wondering what people's thoughts are. I'm sure this isn't looking at the whole picture, but wanted to start a discussion around it.

Hey @Nate Marroquin, Do you have a year lease in place for your current home? That can offset your debt to improve your DTI, but it needs to be a year lease. You may think about buying a SFH instead of multi-family if you're working with a lower price point. Let's chat more about it and see what your options are.

Hey @Ken Ormsby, Welcome to BP! You are in the right place to get started. There's a property that was previously an STR that would love to talk to you further about.

Hello @Christopher Reynolds! Love the big dreams and that you are putting it out there. There are some strategies to make the numbers work in Denver, but in general, you are correct that prices make it challenging, if not impossible to make the numbers work. Would love to chat sometime and talk more about it!
