Thanks Eric, yes I have thought about it, but after talking it through with the wife she and I agree that BRRRR is going to be our method to our future success. However, after learning about house hacking, I tell every high school/college aged person I meet or know to do this because of how great it is! 

Haha yes! I wish I took advantage of it when I was younger!

Hey @Ethan Hartter, Check out Adu4U - https://youradu.com/ Jeff Baker is the owner and has been actively involved with Denver and has done a lot of ADUs around Denver. 

The cost is high though, I've heard over $300K, even if it's using a garage since the structure is not built for a home. But Jeff is the expert and a great guy to chat with. I can share is number, I'll DM you!

@Jordan Brown, I agree with @Joe Homs, if you can make the numbers work, then go for it. House hacking, even in California, can work well if you have roommates and rent out the room. Check numbers if you can live cheaper in a house hack vs renting. Also, consider the appreciation and tax benefits.

@Peter Vercellin - Nice! Not crazy at all, it's much cheaper out of state compared to Colorado. If you were interested in investing in Colorado, please reach out! There are strategies that make the numbers work, you have to be creative.

@Lau Cor - Welcome to BP! You have come to the right place to learn and meet some great people. I'm an investor/realtor here in Denver and with the cash you have, it would be hard to buy an investment property in Colorado Springs. 

However, you could assume a VA loan and get secondary financing and only put down 10% of the purchase price and get a low interest rate. That will significantly help you achieve cash flow here in the front range. There are many VA loans in Colorado springs as well.

There are obviously some challenges to assuming a loan, but if you're interested, I'd be happy to talk with you further about it.
