Welcome! House hacking is a great way to begin investing, especially in a high priced point area like Denver. I house hack myself and help other house hackers buy in the area. Our team holds a meetup every month that is for investors and house hackers! Happy to share the information. We also have a virtual mastermind call this Tuesday.

@Justin Sherman, sounds like a great property! It depends if the downstairs is permitted as an ADU, zoning, and what municipality it's located in. You still may be able to convert the garage.

@Justin Sherman, this market is tough to make the numbers work because of what you mentioned - high rates and prices still rising. Consider the opportunity to add bedrooms in the home and try to rent out each room when you leave - being in a desirable area, you could average $900/room. With a 6 bedroom, you would be cash flowing (or at least breaking even). If you are investing for the long game, I say go for it - we have to be creative in this market to make things pencil.

@Kevin Bartel - welcome to BP! There are several options out there to get you started. House hacking is a great way to started, but there are many other investment opportunities to get involved in. I suggest attending a real estate event and meeting other investors to see what other opportunities are out there and see what others have done!

@Guang Yang - Congrats on your first purchase! It's exciting and can be overwhelming at the same time! Like most people have noted, Costco and Amazon are the best places to go. Here in Denver we actually have a restaurant depo where you can get papertowels, utensils, etc. in bulk. But not sure what there is in your area.

@Ben Callahan, you could find a partner who is looking to buy a similar property, be a co-signer to your partner, and have that person live in it and be a primary resident.
