I would counter, see if they're open to negotiating, and if not, then walk away. Those are some crazy demands in this market. There's probably a better deal out there, especially without getting an inspection (a big red flag)..

Hey @Joe Ferguson

Do you have any experience in development? It's a complex process and there are a lot of unknowns for a first time investor. I recommend the second deal - house hack the duplex. Live in one unit and rent out the other. Fix the unit you live in and when that's done, move into the other one and fix that unit.

It's a great idea. Do it and you will be able to grow wealth much more quickly than most. I'd get a house with multiple bedrooms (4-5) and you can live for free or even cashflow with the rent you'll receive. Then, if you can save enough, buy every year if you do it right.

It depends on what the numbers look like. If you're saving money by doing that with cash flow from your property, then yes. Make sure and get a 1 year lease in place. You can use that income to reduce your DTI and be able to qualify for a higher mortgage, if necessary.
