Welcome to the community! I am from Minnesota, definitely understand your situation wanting something new. I'm a big advocate for house hacking, my wife and I are currently house hacking a 5 bed 2 bath house in Longmont, CO. 

As far as location advice, there are deals and ways to invest in any market. I've spent time in Arizona and Montana, and ended up buying in Colorado. It really depends on your comfort level. If your alright having roommates then you can buy a single family house like mine and rent by the room. This is a great way to get started and can be implemented in pretty much any market.

Welcome to the community! It sounds like your already on a great track towards your goal of $2500/month. Do you plan to continue to use the rent by the room strategy? This is a great way to really stretch your cash flow. Also, if you do end up going multifamily you could use a mixed strategy. Live in one unit, while running a short term rental in your spare rooms. Then long term rent or rent by the room even for your other units. Lots of options out there to maximize returns, especially if you're willing to sacrifice a bit of comfort for a few years.
