In my opinion, I prefer a local lender that actually knows my market and can be there (at the same time zone) when I need anything. Check out the network tab here on BP for some advice on local lenders/agents that might be able to help you out.

Welcome to the community! When your looking in such hot markets like Austin, you really have to get creative and think outside of the box. Everyone wants that perfect multi-family situation but it's not always realistic or even the best choice. Depending on your comfort level, a rent by the room strategy or finding a single family house that could be converted into two living spaces might be a good option if you are set on Austin. 

Definitely keep an open mind and be ready to make some sacrifices for a few years.

Depending on the lender you work with, you might be surprised what your budget may actually be. Colorado Springs is definitely up and coming. You could also look into cities north of Denver i.e. Loveland, Greeley, Longmont (where I am at) or even Fort Collins. Again its going to really depend on your strategy and how you plan on financing. 

A couple other tips to think about. Colorado has multiple down payment assistance programs which could be a big factor in your budget and what you can afford. Feel free to PM me if you have more specific questions or want me to provide a few examples to help you out.

Welcome to BP! I'd definitely recommend finding an investor friendly lender. You'd be amazed at the magic that an investor focused lender can work in securing financing for your investments!
